Open Question: I'm more comfortable talking to people in person or via email than on the phone, is that normal?
Overall, I have good communication skills. My only problem is my method--I feel more comfortable typing in emails and talking to people in person rather than talking on the phone. I can still talk to people on the phone, but I just get this weird feeling while doing it, probably because I cannot see their reaction on the other end or I'm scared of not sounding formal enough. For example, I'm a seasonal employee at one of Six Flag's leasing companies, and I asked my boss about any full time opportunities in the leasing company. I waited till the next time he was on duty in the park because I felt more comfortable asking him that in person than calling him on the phone--is that weird? While responding to jobs on Craiglist, I feel more comfortable emailing resumes rather than calling, although most ads say no calling. I've been looking at the admin/office jobs on there and most of them require talking on the phone; I applied for some that looked to be entry level, but was really hesitant about the "phone" thing. My work experience involves dealing with the public doing retail where I'm used to talking to people in person, so could that be why I have this pet peeve about talking on the phone? I hope I'm not the only one with this weird preference of communication?

Open Question: What is a good price per sf for office space in Las Colinas, TX area for a class A building built in 1999?
I am in the process of renting approximately 2000 sf and would like to know to what point I can negotiate the annual cost. I already have some price quotes..what I am looking for is some indication of what low price I should be able to get.
Also, what are the typical terms of such a lease? Is it possible to get a 1 year lease, or is it always necessary to get 2 or more year terms?
One more thing...are the costs associated with any walls being added/removed typically added into the annual cost per square foot?

When
I was growing up my parents owned a dairy farm and acreage. The land
was not very fertile so in years of little moisture they did not do
very well farming. My father eventually went to work for a
manufacturing company and rented out the land to another farmer. Once
he had the steady job and income I saw how greatly their lives
improved. They were not worried about paying the bills from month to
month because there was a steady reliable income coming in. Although my
father worked hard as a laborer it was great to see them have more
money to enjoy life.
My husband and I have had good paying jobs.
We both work for large companies, but we do not feel that we have job
security because so many companies are down sizing. That usually means
the people that are in our wage bracket are the first to go. I have
toyed around for years about starting my own free lance company. As
rumors increased about major cuts happening in my company we decided we
should start looking at offices to lease for me to set up shop.
With the type of
consultation business I wanted to set up I would need to meet with
clients at least initially to determine their needs. We live out in the
country and we thought that having people drive to a home office may be
detrimental. The offices for lease in our small town were reasonably
priced, however my consultation services would not be needed by very
many people. One space that we were looking at because we saw a sign in
the window was next door to a realty office. As we were peering through
the windows a realtor came out of their office. He explained that he
was helping with the leasing of the office because the space was
connected to their office. He said that he knew of other offices to
lease. He asked us to come in and discuss our needs.
As I
described the consultation business I wanted to set up I described what
type of space I wanted. I would need a separate office for myself, a
reception area and a small waiting area. The space next door to the
realty office was quite unique. There was a small restroom, a small
kitchen area a reception area and an office that was good size and had
a wonderful view of a lake. The realtor explained that their office has
a great deal of foot traffic so my business would have exposure. He
confided that the office space that was for lease had been listed for a
long time so they would let me lease it on a quarterly basis so if it
did not work out well I could relocate. This seemed like a very fair
offer. We decided to save the list of offices to lease just in case,
but we went ahead and leased the first place we had seen.
