Avoid paying large up front fees for any timeshare marketing. Companies will try and charge you between $300-$1500 to marketing your timeshare property. All you will get is an ad on their website that is along side several other ads of the same property. No other marketing will be done for your timeshare and you will be left paying a hefty credit card bill every month.
Do your research first before choosing any timeshare marketing company. Look them up on the BBB, type their name into Google and read through the first two pages of results to see what kind of complains they have against them. Chances are if they have a low BBB score (D or F) and people are complaining, why waste your money?
Be realistic when trying to sell or rent your timeshare property. If you paid $30,000 for your timeshare, there is no way you will get that much money for a resale. Timeshare properties are like a car, but worse. As soon as you drive that car off of the lot it has depreciated in value. When you purchase a timeshare, expect up to a 50% depreciated value.
Timeshare resort give out free 2 or 3 night stays, free air fair or even free food to attract people into their presentations. Who do you think pays for all of those things? The people who actually buy the timeshare do, along with the sales commission to the person who sold you the timeshare to begin with. A large marketing overhead needs to be covered, so timeshare resorts price the units high to help pay for all of those things.
Be careful of the unexpected phone calls (cold calls). If a company calls you out of the blue and says they have a buyer lined up to buy or rent your timeshare property, they are lying to you. The only reason why they called you in the first place is to try and sell you some over priced timeshare resale package. All they want is your money, they can care less if it actually sells or not.
Timeshare resale companies are out for one thing, to make money. They do not care how they make it either. Many of these timeshare resale companies have no true desire to help you sell or rent your timeshare. They just want to help persuade you in the right direction to paying their up front fee.
