Having a checklist as you sell your home will come in handy because it helps you keep track of the things you need to do to have a successful sale. Not only does it help you be organized, but it also improves your memory because you will be able to go through the house and you will be ready with answers for your clients.

If yours is an old house, it will most likely than not require that you do some repairs here and there. For this have the list ready and check it through as you complete the repairs. As a guide to what need to be repaired, look at the floor. Is it in good shape? If it is wooden, does it need to be polished or are there loose pieces?

The roof, watering systems, drainage systems, door, windows, light fixtures and the paint all need to be taken into account on the checklist as you sell your home. Remember that even though the repairs may cost you, you will be better placed when it comes to the close of the deal because if the house looks as good as new, you are likely to fetch a very good price for it. Once you are done with the repairs, you should consider doing a facelift for your entire home.

For example, improve the way the drive way looks to make it more enticing and inviting. Other activities that you could consider listing on the checklist as you sell your home are planting flowers in the front yard, replacing broken doors and windows and doing away with the clutter that lie around the home stead. Once you are comfortable with this step, it is time to price your home. One good question to ask your self is how much you would buy the house personally if you were the buyer.
