The corridors of justice are suffocating and even intimidating to an ordinary person. It would be a sad story to find yourself pacing up and down along them or worse be handcuffed for illegal marketing of your home. It is not illegal to market your house; rather it is the process and the paper work that should be within the proscriptions of the law. If you do not understand what the law says about this, it would be a good idea to consult a real estate specialist who is familiar with the rules of selling a home.
Even a competent agent should be able to assist you in this legal necessities; do not assume even the simplest law, a law is a law and it is not made to be broken. Do everything according to the book. It would be better slim down you net gains but stick to the rule of law. You might end up spending even more in lawsuits.
To be on the right side of the law, take photographs of your home and if possible do a video shoot; this can be substantial evidence in case a buyer sues you for selling a substandard property. Any payments or balances related to the sale should be done in writing. Some buyer might be serious but also carry with them ulterior motives to con you with some small ideas.
Get a witness to oversee the sale so that he or she can testify for you in a court of law. You should not trust anyone and assume that the buyer is a saint. However, keep your suspicions law until you have solid evidence to blast the buyer and do it well without making a scandal out of it. You never know, the buyer might be innocent too.
