Preparing your House for Sale 

Prospective buyers may not even consider looking at your house, albeit nice on the inside, if it looks less than immaculate on the outside. Using the following recommendations as a checklist can help you add "curb appeal" and give you an advantage when showing the interior your home as well.
First, keep your lawn well-manicured. Keep flowers in containers or in shrub beds to add color and brighten up your house. In fact, studies confirm that potential buyers are drawn to yellow blooms over any other color.
Next, make certain the outside of your house is well-maintained. Paint any areas that need it. Paint over areas where paint is chipped or peeling. Replace or repair dilapidated downspouts and gutters or any cracked or broken windows.
In the interior, make sure everything is "spic and span." Store away any knick-knacky items and photos. Make certain walls, carpets and appliances are spotless. Discard wet towels. Make sure kitchen sinks and dishwashers are free of any dirty dishes, cups or silverware.
Clean the bathrooms thoroughly.
Keep countertops and other table surfaces free of clutter. Store away any papers.
Make sure all the beds are made.
Make sure your closets aren't cluttered. A cluttered closet gives the illusion of too little storage. Declutter closets by either storing clothes in boxes, or reorganize the contents.
Unless you have a poor view, make sure you open the drapes and curtains wide. Clean the windows until they sparkle.
