A financier for a new home will require the proof of your monthly income. This might be catered for by a letter from your employer or a business registration and operation licenses. If you are employed and can prove on your income thus, you must then provide a 2 year tax returns record or alternatively provide 2W with monthly pay stubs. If you are a commissioned fellow, you must provide 2 year tax return including 1099 or alternatively provide the W-2 and monthly pay stubs.

If you are in business and thus self employed, you need to provide federal tax returns proof, the most recent profit and loss statement of your business, and an updated 2 years balance sheet. If you are retired already, you need to provide your letter of social security awards letter. They need your bankruptcy information if any and the proof of earnest money check.

Besides that, you need to provide details of other income sources. If you have any rental property, you need to provide copy of the lease. You also need to provide alimony or child support details with a copy of the divorce decree. After that, you must provide two months bank statements from your bank. You also need to provide a copy of your driver's license and social security card. Also necessary is the home owner’s insurance information.

Once this information is verified, from all required documents you are ready to enter into a contract and your home loan application reviewed.
